Building a new home is a significant commitment of time, energy and financial resources. It is essential to partner with our clients in order to accomplish their home goals. A major component of that partnership is client education. We have compiled a list of frequently asked questions to help you learn more.

How long has Mitch been building?
Mitch has been building in Livingston County since 1981. He has built well over 2,000 homes during his 40 year career.
Are we required to use a plan from your website?
No! We offer an extensive library of floor plans; however, we are able to work with our architect to design a plan to meet your goals. Alternatively, we could modify one of our existing plans to make it a perfect fit for your needs.
How long does the building process take?
Once a building contract is signed, we immediately begin the permitting process with the applicable municipalities. This may take up to six weeks. When permits are returned, expect roughly 12 months from the first scoop of earth. More custom developments and projects, such as The Ridge and Pine Creek Bluffs, will take longer.
What kind of financing do you require?
For all construction jobs, we ask our buyers to obtain a construction loan. We are happy to provide a list of our trusted financial lending partners who will help you feel confident throughout your home loan journey.
Are you only able to build in one of your developments?
No! Although we offer a variety of new construction home developments throughout Livingston County, we understand many people dream of building on their own land. We offer our custom building services on our clients’ lots.
Do I need to purchase the lot and build separately?
No! In our developments, we wrap the land and the build job into one home package.
Are there site premiums in your developments?
Yes! Although the cost varies by community, there are premiums for daylight and walkout sites. (These respectively include basement windows and a doorwall.) Some special lots may also require an additional premium.
How do I reserve a site?
A refundable deposit and a signed site reservation form is required to hold a parcel.
Do you only build single family homes?
No, we are proud to offer two new construction, luxury condominium developments in Livingston County, Michigan - Genoa Woods in Genoa Township and The Meadows West in Marion Township. We are also excited to offer urban-styled condos and townhomes in downtown Brighton’s Second Street Flats.
May I purchase just a parcel in your development?
With the exception of Pine Creek Bluffs, we are only selling parcels in new construction home packages.
